MAINTENANCE TECHNICIAN The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Maintenance Technician is also responsible for the make-ready process in a manner consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager. Essential Duties & Responsibilities Community Maintenance Regular/daily onsite attendance is required Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner Ensure all repairs and replacements necessary for community common areas and units Assist with the scheduling and performance of all maintenance/repair-related turn events Assist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns Maintain preventative maintenance program that extends the life of the community while minimizing future repairs Responsible for understanding and following Asset key policy Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices Participate in unit inspections as requested Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc. Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager Participate in on-call emergency at community Utilize property resources, equipment and supplies economically Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager Customer & Resident Relations Manage excellent customer service and monitor service request turnaround and responsiveness Projects a favorable image of the community to achieve property objectives and public recognition Ensure consistency in dealing with residents on all matters Enforce policies of the community that the immediate supervisor delegates Education/experience High School Diploma or Equivalent Ability to understand and perform all on-site software functions; basic computer skills required. You would be responsible for the fast response and coordination of emergency claims and other restoration related activities. Qualified candidates must have excellent verbal communication skills and have strict attention to detail. Wage: $20-25/hour and 40-45 hours a week Benefits: Paid vacation, paid holidays, matching 401K, and job bonus pay We are willing to pay to train the right individual for this position of responsibility. Qualifications Strong analytical skills. Excellent verbal skills. Professional appearance and decorum. Basic knowledge of construction and building materials. Basic carpentry skills, plumbing, HVAC, electrical skills. Customer-oriented, outgoing and personable. Must be able to lift 100 lbs. Must have clean driving record. IICRC Certifications a plus; or willingness and ability to obtain certifications within six months. Participation in rotational on-call schedule. Ability to make decisions in a fast paced environment. Duties may include, but are not limited to: You would perform field restoration activities including demolition, cleaning, emergency flood service and water extraction, restorative drying, fire and smoke damage cleaning and deodorization, content cleaning, pack out and storage and other specialized cleaning. Ensures proper set-up and monitoring of equipment used to address the property’s restoration needs. Upon completion of jobs, picks up, cleans and returns equipment to the shop in a timely fashion. Ensures timely arrival for scheduled appointments with property owners/managers and other parties. Notifies customer in advance if the crew is running ahead of or behind schedule. Takes appropriate steps to protect the customer’s property from further damage including, but not limited to, use of protective shoe covers and floor mats, sealing off areas to prevent the spread of dust and other materials, safe removal of furnishings, flooring, walls, etc. On a daily basis, ensures job tools and materials to be left onsite overnight are organized and placed in a secure location, that trash is removed and the property left as clean as possible. Pay & Benefits We will provide you with comprehensive PAID training. Hours: Monday-Friday, 8:00 AM – 5:30 PM Occasional night and weekends with advanced notice Wage: $20.00-$25.00 per hour: 40-45 hours per week Benefits: Paid vacation, paid holidays, matching 401K, and bonus pay We also consider qualified applicants regardless of criminal histories, consistent with legal requirements.
