JOB This position performs semi-skilled and unskilled maintenance work to support the operations of assigned division or department; and performs other technical work as required. Duties & Responsibilities Operates truck or tractor; adjusts, repair and maintains lawn mowers, hand tools and other equipment used in performance of duties. Estimates, recommends and requests needed materials, supplies and equipment. As assigned, assists other trades in building maintenance operations. Maintains an optimistic and professional image and exhibits excellent customer relations to patients, visitors, physicians, and co-workers. Shows courtesy, compassion and respect. The Maintenance Technician will assist the Lead Maintenance Technician and the Community Manager in implementing maintenance programs, policies, procedures, and preventative maintenance efforts. ESSENTIAL JOB FUNCTIONS: Complete work and repair orders in a timely fashion Estimate time and extent of repairs Perform routine preventive maintenance Maintain material and supply inventory Oversee work performed by outside contractors as necessary QUALIFICATIONS: Previous experience in apartment maintenance required Must be HVAC certified Familiarity with maintenance tools and equipment Ability to handle physical workload Deadline and detail-oriented Must have reliable transportation WORKING CONDITIONS: Ability to operate in an open work area with moderate everyday noise.
