Assume responsibility (as required) over operating, system monitoring/diagnostics, and preventative testing for major building systems such as: chilled water systems with fan coil units, air handling units with outside condensers including roof top units (RTU), building stationary boilers, hot- & cold-water distribution systems (plumbing, pressure/pneumatic/storage tanks, variable frequency drive (and pumps & motors), domestic hot water heaters, building automation systems (BAS), electrical distribution systems, switchgears and controls, generators, uninterrupted power supply (UPS), elevators and lifts, parking structures (ventilation/drainage systems, T-Joints), entrance & exit gates and overhead doors, shingled/tarred roof, TPO membrane roofing system, EIFS, brick, vinyl, & cementitious sideboard, ACP, curtain walls, and insulated glass units (IGUs). Operate system monitoring/diagnostics, preventative testing for life safety systems such as: fire pumps, fire alarm monitoring panels, dry/wet sprinkler systems, visual and audible alarms, back flow preventers, smoke detectors, CO2 sensors/alarms, fire extinguishers, emergency lighting, means of egress, and fire dampers. Assist in creating emergency and disaster preparedness plans and protocols. Maintain key management protocols and security, unlocking apartment doors and accompany/escort various vendors as needed. Coordinate delivery and work schedules with vendors, contractors as approved by the Facilities Supervisor. Coordinate maintenance objectives and daily assignments with the Supervisor. Diagnose and perform routine maintenance/repair in a timely and professional manner. Assure all service requests are completed daily. Document work performed and parts used; and submit daily upon completion, including legible notes on what was done, the supplies used, further follow-up and materials needed, date and signature of completion. Promote good public relations with residents, service staff, contractors, and management through great "people" attitude and resident trust. Inspect vacated apartments and record necessary repairs and maintenance, informing the Facilities Supervisor of needed services and repairs. Routinely perform duties including basic appliance repair, general carpentry, plumbing/fixture repair, painting, and basic electric & lighting to make apartments ready on a timely basis, and ensure meeting completion dates set by the General Manager/Property Manager. Routinely inspect interior common areas and the exterior of the property, ensuring daily upkeep of all common areas with company standards, and all the light fixtures are in working order. Complete preventive maintenance tasks on all equipment and operating systems to ensure warranty compliance and extended useful life. Clean coils and condensers, lubricate equipment, maintain air filters and perform minor repair work as assigned. Perform routine clean up at repair location or in maintenance shop, keeping working area clean and safe. Maintain parts and supply inventory, as authorized. Clean and organize the workshops, storerooms, boiler rooms, and utility rooms. Clean pools; adjust and maintain chemicals to proper levels, if needed. Pressure-wash sidewalks, buildings, pool decks, etc. Assist in snow removal at property, as required. Assume responsibility for after-hours emergencies at the direction of the company supervisor/manager. Undertake training related to job duties as deemed necessary. Position Summary: The Kitchen Systems/Fire Extinguisher Technician at Marmic Fire and Safety is responsible for the installation, inspection, maintenance, and repair of kitchen fire suppression systems and fire extinguishers. The technician will work on-site to support both commercial and residential kitchens, handling various tasks from system setup to routine maintenance. This position requires a combination of technical expertise, strong customer service skills, and a commitment to maintaining high safety standards. Core Responsibilities: Installation and Setup: Install new kitchen fire suppression systems and fire extinguishers according to manufacturer specifications, local safety regulations, and NFPA codes. Ensure systems are properly mounted and positioned for optimal safety and compliance. Inspection and Maintenance: Conduct thorough inspections of fire extinguishers in accordance with NFPA 10 and kitchen extinguishing systems per NFPA 17-17A and UL 300. Inspect, maintain, and repair pre-engineered restaurant fire suppression systems manufactured by ANSUL, Pyro Chem, RangeGuard, Kidde, Piranha, and other brands. Perform routine maintenance and service tasks, ensuring all equipment is operational and compliant with safety codes. Repair and Troubleshooting: Diagnose and perform on-site emergency troubleshooting of fire suppression systems. Address any malfunctions, deficiencies, or non-conformance issues identified during inspections. Documentation and Reporting: Prepare accurate and timely inspection reports, including obtaining customer signatures and ensuring detailed records are submitted daily. Maintain comprehensive documentation of inspections, maintenance, and repairs. Customer Interaction: Communicate effectively and professionally with clients to schedule service appointments, provide updates, and address any concerns regarding their kitchen fire protection systems. Deliver excellent customer service and offer recommendations for system maintenance, upgrades, and compliance. Compliance and Safety: Understand and apply NFPA codes, manufacturer specifications, and local fire codes for restaurant fire suppression systems and fire extinguishers. Adhere to all safety protocols and guidelines to maintain a clean and safe work environment. Follow company policies and industry regulations to ensure compliance with fire safety standards. Learning and Development: Participate in ongoing training to stay current with industry standards, technologies, and best practices in kitchen fire suppression systems and fire extinguisher maintenance. Provides direct patient care under the direction of a licensed nurse. Provides patient support as directed for a variety of activities including (but not limited to): nutrition services, transport, daily hygiene, mobility, and data collection. Minimum Qualifications Minimum Education: High School Diploma or Equivalent Minimum Years of Experience: 1 Year of experience as a nurse tech Substitutable Education & Experience: 1 Year of experience can be substituted for Certification as a Nursing Assistant or successful completion of fundamentals of nursing course Required Certifications/Licensure: BLS required within the first 90 days of hire Required Training: None Essential Functions PATIENT CARE & SUPPORT Participates in interventions related to the patient plan of care. Reports to nurse changes in patient condition and observations relevant to patients needs. Provides safety measures in accordance with unit standards. Recognizes need for safety measures and takes appropriate action to prevent injury. Demonstrates ability to provide a comfortable environment of care in accordance with unit standards: Prepares rooms and/or equipment for expected admissions. Assists with admission procedures and orients patient to environment. Provides assistance with all activities of daily living for patients. Changes linen and makes bed, organizes the patient’s environment, and performs other personalized services within prescribed limits. Prepares patient for discharge/transfer by obtaining necessary equipment and gathering belongings. CLINICAL WORK QUALITY Shares knowledge/expertise with co-workers and promotes a positive working environment. Accepts work assignments readily. Abides by LMC’s Code of Conduct. Demonstrates knowledge of area and organizational activities by attending or reading minutes of staff meetings, and other communications. Is able to verbalize and/or demonstrate knowledge of the PI process OR is aware of unit performance improvement activities. Supports and participates actively in change processes/performance improvement activities by willingly adopting new methods. Functions as a role model for students and staff and displays positive problem solving behavior. Demonstrates timely communication of patient events/issues to appropriate persons. RESOURCE MANAGEMENT Uses time and supplies/equipment in an efficient and effective manner. Ensures operation of equipment by completing preventive maintenance requirements; following manufacturer's instructions; troubleshooting malfunctions; calling for repairs; maintaining equipment inventories; evaluating new equipment and techniques. Demonstrates ability to coordinate tasks. Demonstrates effective teamwork skills and maintains a cooperative relationship among health care teams by communicating information; responding to requests; building rapport; participating in team problem-solving methods. Completes assigned tasks within specified time frame. Duties & Responsibilities RESOURCE MANAGEMENT (continued) Prioritizes workload to best meet both patient and unit needs. Restocks rooms with supplies needed for patient care. Assists in performing and documenting environmental checks as required by LMC policy and regulatory agencies. Promptly responds to all communication devices in order to meet patient needs. CLERICAL RESPONSIBILITIES Enters pertinent information into the electronic medical record. Performs chart maintenance by: Verifies that all information in the patient chart is correctly labeled and filed and initiates appropriate action when necessary (patient label, face sheets, etc.). Assembles, checks and routes patient files in cases of surgery, transfer (to include new ID bracelet), discharge or death according to procedure. Schedules physician appointments, call physician consults, requests copies of the medical record (when indicated) and arranges transportation for patients as requested. Demonstrates knowledge and effective use of medical terminology. Maintains established stock levels of clerical supplies. Restocks and /or orders supplies. Removes outdated forms or supplies from unit, organizes clerical supplies and makes up new charts. Credits supplies and equipment to appropriate department. Orders specialty items (from in-house as well as outside vendors) for patients. Promptly follows appropriate procedure for returning specialty equipment from outside vendors. PROFESSIONAL RESPONSIBILITIES Maintains required certifications. Completes yearly safety training and other mandatory classes. Meets or exceeds all LMC requirements for attendance and service expectations. Complies with all annual employee health requirements. Ensure Hazardous Waste or Hazardous Waste Pharmaceuticals are discarded, stored, and managed with other compatible waste streams in containers that are properly labeled and closed prior to being shipped offsite for proper disposal. Initial RCRA training is received within 6 months of the hire date and continuing with annual RCRA training. Perofrms all other duties as assigned.
