We are seeking a skilled Property Accountant to manage the financial aspects of our real estate portfolio. The successful candidate will be responsible for maintaining financial records, conducting property budgeting, and assisting the external audit firm with the annual financial audit. The accountant will be responsible for the maintenance of QuickBooks as the main bookkeeping system for the company. Successful applicant will have extensive accounting background and master QuickBooks Online. Specific duties will include, but are not limited to: 1) Daily processing of move ins and move outs; 2) Daily input of deposits; 3) Input and removal assets and liabilities per the instructions of the President; 4) Weekly input and payment of approved bills; 5) Monthly input of credit card charges; 6) Quarterly reporting to include NSP Richland, NSP3 and SLCDC as directed; 7) Maintenance and monthly submission of external Tenant spreadsheet; 8) Maintain Security Deposit transactions and balancing to external spreadsheet; 9) Monthly application of late fees and other tenant charges; 10) Perform monthly reconciliation of all bank accounts (14 accounts) and credit card accounts (2 accounts); 11) Perform monthly loan reconciliations of new and existing to ensure the financial statements and tracking spreadsheets are updated and accurate; 12) Prepare and manage monthly, quarterly, and annual financial reports for portfolio of properties 13) Position will also require responses to external Auditor regarding questions; 14) Ensure compliance with accounting policies, procedures, and controls. Maintenance Responsibility * *Responsible for maintaining the physical structure and grounds of the hotel property in like-new condition, including landscaping, walkways, pool area and sports courts. * * Must be able to use two-way radios, telephones, and various types of maintenance equipment. * *Perform interior and exterior property maintenance, such as carpentry repair, painting and all other functions necessary to maintain the facility and property. * * Complete maintenance request in a timely manner. Job Responsibilities At Richland Maintenance, as a crew leader performs duties in the erection and maintenance of concrete structures on road and bridges on the state highway system. Duties involves setting up driving frames, templates, pouring and vibrating concrete and other complex apparatuses'. Repair handrails and guardrails on vertical and overhead concrete structures. Performs skilled manual labor and operates the excavator and backhoe while performing a variety of activities associated with the construction, repair, and preservation of roads and bridges on the state highway system. Examples include grading, setting forms, pouring/finishing concrete for curbs, gutters, sidewalks, and driveways; performs work on shoulders, ditches, drainage structures, pavement markings, etc. Operates milling machine for milling up old asphalt during the replacement of bridge panels and bridge decks. Maintains daily, weekly, and monthly reports, time sheets, and cost records; recommends personnel actions including promotions, transfers, and disciplinary measures; rates employees yearly according to the Employee Performance Management System. Assists in the planning, scheduling and prioritizing of locations, materials and equipment for bridge repairs in Richland County. Coordinates the placement of traffic control devices to properly set up a maintenance work zone according to the SCDOT Work Zone Traffic Control Manual and Field Guide to warn motorists. Assists in emergency and inclement weather operations, may include operating medium or heavy duty euqipment. May include being available for extended working hours or 12-hour shifts. Inspects all equipment assigned once per month for defects and noticeable maintenance problems. Performs rigging and flagging crane duties during crane operations. Minimum and Additional Requirements Two and one-half (2.5) years of related work experience; or an approved acceptable equivalence.
